Finding a home in Sweden: rentals, queues and safe first steps

For many newcomers, housing is the hardest part of the move. Sweden has no single national rental portal, and the options available depend heavily on the city, the timing and whether you need a home immediately or can build queue time.

01

1. Know the difference between first-hand and second-hand rentals

A first-hand contract is a long-term agreement directly with a housing company or landlord. A second-hand rental is generally a temporary sublet from someone who holds a first-hand contract or owns their home. In larger cities, first-hand queues can take years, so many new arrivals begin with a legitimate short-term or second-hand arrangement.

2. Search through several channels at once

Look at municipal housing companies, private landlords, established rental platforms and regional relocation information. There is no one portal that covers the entire country. Being flexible about neighbouring districts or commuter towns can widen the options considerably, particularly in Stockholm and Skåne.

3. Check the sublet before you pay

For a second-hand rental, the relevant landlord usually needs to approve the sublet. Ask to see confirmation where possible, and ask for a written agreement before paying a deposit or rent. Be cautious about unusually low prices, pressure to transfer money quickly or a refusal to provide a contract.

4. Plan for a staged landing

Many people rent first while they establish a Swedish address, local banking and a clearer understanding of neighbourhoods. A short first contract is not a failure; it can be a practical way to avoid making a rushed long-term decision from abroad.

A practical caution

The appropriate rent, deposit handling, notice periods and permission requirements depend on the type of home and contract. Read the agreement carefully and seek tenant-law advice if you are unsure about a proposed contract or payment.
