FINDING HOUSING IN SWEDEN

The Swedish housing market — particularly rentals — operates in ways that surprise most people moving here. Queue systems, second-hand contracts, strict rules. Understanding the landscape before you start looking saves a great deal of time and frustration.

THE RENTAL MARKET: HOW IT ACTUALLY WORKS

Sweden has a regulated rental market with a public queue system (bostadskön) administered by municipal housing companies. Key things to know:

  • The queue: First-hand queues can be long in popular areas. Register early where a queue is relevant, but check each provider’s fees and eligibility rules.
  • Second-hand rentals: A legitimate sublet normally requires the relevant landlord’s approval. Ask to see written confirmation where possible and use a written agreement.
  • Private market: Use established channels, ask questions and be alert to scams. Do not transfer money until you understand the agreement and the rental arrangement.
  • Furnished vs unfurnished: Swedish rentals are often unfurnished. Factor in furniture costs when budgeting.

WHAT LANDLORDS TYPICALLY REQUIRE

  • Proof of income (employment contract, salary slips, or equivalent)
  • Identity, income and credit information requested by the particular landlord or platform
  • References from previous landlords
  • A deposit or payment terms that should be clearly set out in the written agreement

MY ADVICE

Common mistake

Underestimating how competitive the market is. In Stockholm and Malmö, good second-hand rentals go within hours. Have your documents ready before you start looking.

Expert tip

Register in relevant housing queues as early as you can, but check the individual provider’s fees and conditions. For a short first stay, consider accommodation that gives you time to search without rushing a long-term decision.

The emotional side

Housing stress is one of the biggest sources of anxiety when relocating. Give yourself permission to feel overwhelmed. Having a clear budget, a list of non-negotiables, and a realistic timeline makes the process manageable.
